Pre-Registration Phase

The Pre-Registration Learning Path outlines the first phase of the Real Estate Council of Ontario’s (RECO) Real Estate Education Programs. Learners must complete this first phase before applying for registration with RECO. Get started here with the Pre-Registration Phase and complete the courses, exams and simulation sessions sequentially as shown below. You will have a maximum of 24 months to complete pre-registration. This includes up to 21 weeks per course for your first four courses and 4 weeks to complete course 5. The remaining balance of your 24 months is reserved for simulation sessions and exam writing.

Through an immersive structure that follows the flow of a real estate transaction, courses lay out the fundamentals of the profession and applicable legislative rules and obligations. Mandatory exams and simulation sessions give learners an opportunity to show that they have an understanding of theory and can apply practical skills before advancing to the next course.


Total Program Completion

Please note that counting from the date you gain access to Course 1, learners have a total of 24 months to complete the program.

  • You will note that the maximum number of months for Courses 1, 2, 3, 4, and 5 add up to a cumulative 21 months total. The remaining 3 months (for a total of 24 months) are required to schedule and complete your Exams 1, 2, 3, and 4, as well as Simulation Sessions 1 and 2.
  • Prior to registering in any given Course, Exam, or Simulation Session, learners must successfully complete the corresponding pre-requisite. For example, prior to registering in Exam 1, a learner must successfully complete Course 1. Similarly, prior to registering in Course 2, a learner must successfully pass Exam 1; and so on.
  • For Courses 1, 2, 3, and 4, you are allowed a maximum of 5 months for each course. As for Course 5, you are allowed a maximum of 1 month.
  • You will note that the maximum number of months for Courses 1, 2, 3, 4, and 5 add up to a cumulative 21 months total. The remaining 3 months (for a total of 24 months) are required to schedule and complete your Exams 1, 2, 3, and 4, as well as Simulation Sessions 1 and 2.

Course Completion

For Courses 1, 2, 3, and 4, you are allowed a maximum of 21 weeks for each course. As for Course 5, you are allowed a maximum completion timeframe of 4 weeks.


Course Access Dates

To find the Course Access Dates, learners must log into the Learner Portal and access their eLearning courses. Learners will see the following labels with the specific dates associated with the section for which they have registered.

The First Access Date

  • Learners first gain access to a course on this date.

The Recommended Completion Date

  • In order to stay on track with program progression, this is the date Learners should work towards to complete their course.

The Last Access Date (maximum completion timeframe)

  • Learners should refer to their Last Access Date (maximum completion timeframe) in the Learner Portal for further details.

Once you complete the course, the course materials remain available for 12 months.

The First Access Date

  • Learners first gain access to a course on this date.

The Recommended Completion Date

  • In order to stay on track with program progression, this is the date Learners should work towards to complete their course.

The Last Access Date

  • Learners must complete the course by this date.

Once you complete the course, the course materials remain available for 12 months.


Request a Continuation of Study

Learners are responsible for planning their time and completing all program requirements within a specific timeframe. See the Program Progression Requirements section of the Curriculum Policy for more details. Learners that do not complete their program by the defined program time frame must start over, or alternatively, can review the options available on the Request a Continuation of Study page.

While requesting a Program Extension, learners must provide all required documentation listed in the Program Extension Form. Extension applications must be submitted before expiration of a phase or program (but no more than two months prior) and will be evaluated on a case-by-case basis. If an extension request is not approved, learners will be required to re-start for the program.

Course 1

Real Estate Essentials - eLearning

OVERVIEW

This course provides an introduction to the fundamentals of real estate and lays out the role of a salesperson in relation to their obligations under the Real Estate and Business Brokers Act, 2002 (REBBA) and its associated regulations, including the Code of Ethics. It also touches on other relevant legislation.

PREREQUISITE

  • Approved application to the Real Estate Salesperson Program

Invigilated Theory Exam

OVERVIEW

This will be a two-hour invigilated theory exam covering content from Course 1.

EXAM DETAILS

  • Exams are only available for registration up to 7 days prior to an exam date
  • All exams are delivered in an online format at a qualified Testing Centre or by a program approved virtual proctoring service
  • Learners must achieve a minimum score of 75
  • Exam questions will be (4) four-option multiple choice with a single correct response
  • Exam 1 consists of 75 questions

Course 2: Facilitated Review Sessions (FRS) - Optional

Residential Real Estate Transactions

OVERVIEW

In Course 2 Facilitated Review Sessions (FRS), learners, under the guidance of a program facilitator, will spend 21-hours covering complex topics from Course 2 eLearning modules. The Course 2 FRS will provide enhanced learning opportunities beyond the e-learning material to support learner success. Learners will apply knowledge and skills gained from the eLearning portion of the program and engage in enhanced discussions relating to Residential Real Estate Transactions.

Topics include, but are not limited to, agency, making closing adjustments, mortgage essentials, using the direct comparison approach, advertising your listings, typical clauses and conditions used in a Residential Agreement of Purchase and Sale, and dealing with competing and counteroffers.

FRS is an excellent opportunity for those seeking additional program facilitator support and is available as a non-mandatory component to Course 2.

Session 1 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following modules:

  • Module 1: Explaining Services Available to a Seller or a Buyer
  • Module 2: Documenting Relationships

We will focus on agency, inducements, and the holdover provision.

Session 2 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following modules:

  • Module 4: Factors Impacting Residential Real Estate Negotiations
  • Module 5: The Financial Aspects of the Buying and Selling Process and the Role of Third-Party Professionals

We will focus on material facts, closing adjustments, mortgage essentials, and GDS/TDS ratio calculations.

Session 3 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following modules:

  • Module 9: Preparing to Market a Residential Real Property
  • Module 10: How Property Conditions Impact Disclosure Requirements
  • Module 11: Property Value and Listing Considerations

We will focus on defects, stigmas, measurements, and the direct comparison approach.

Session 4 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following modules:

  • Module 12: Listing and Marketing Properties
  • Module 13: Showing Residential Properties and Advising on Properties of Interest  

We will focus on listing information and verification, advertising, open houses, and mere postings.

Session 5 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following modules:

  • Module 14: The Offer Process and Regulatory Obligations
  • Module 15: Introducing a Residential Agreement of Purchase and Sale
  • Module 16: Completing a Residential Agreement of Purchase and Sale Including Terms for a Buyer or Seller

We will focus on the title search clause, balance due clause, acknowledgment, representation and warranty clauses, and the offer.

Session 6 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following module:

  • Module 17: Writing Conditions to be Included in an Agreement of Purchase and Sale 

We will focus on precedent and subsequent conditions, true condition precedent, seller take back mortgages, and the postponement privilege.

Session 7 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts drawn from the following modules:

  • Module 18: Completing a Residential Agreement of Purchase and Sale, Countering an Offer, and Working with Competing Offers
  • Module 19: Additional Sale-Related Documents and Other Legal Obligations
  • Module 20: Completing Real Estate Transactions 

We will focus on competing offers, counter offers, land transfer tax, and sale-related documents.

Simulation Session 1

Residential Real Estate Transactions

OVERVIEW

In this simulation session, learners will spend 5 days practicing core activities and tasks related to residential real estate transactions with an experienced real estate professional acting as a coach. The simulation and related assessments will work through all stages of a typical transaction and will cover various property types (for example, single-family homes and condominiums).

The experience will let learners apply knowledge and skills gained from the eLearning portion of the program in realistic simulated interactions.

SIMULATION SESSIONS

Simulation sessions enable learners to apply their knowledge to real-life scenarios. In a structured and interactive classroom environment requiring mandatory attendance, learners will receive coaching and support from facilitators who are expert industry professionals. Responding to an industry ask to gain realistic, real-world experience, build confidence and prepare to enter the profession, the simulations were developed with input from experienced brokers and salespeople and experts in learning and development.

  • Exam 3: Invigilated Theory Exam

To help you prepare for the Simulation Session, a simulation orientation document will be made available to you upon registration. You must read this document before attending the first day of the session. This document will be available on the References tab of the Learning Management System (LMS) for all registered learners.

ASSESSMENTS AND REMEDIATION

Simulation Session 1 includes a mandatory assessment. You must achieve a minimum passing score of 75 across all questions of the assessment to pass the Simulation Session. Assessment time is included in approximately 35 hours.

If you are unsuccessful in the Simulation Session assessments, you must participate in a remediation day. Registration into an available remediation day session is required and a separate fee applies.

IMPORTANT INFORMATION ON SCHEDULING

Scheduling decisions involve, for example, the advanced planning for the real estate professionals who have been carefully selected as your facilitators. Simulation Session 1

Remediation Day

OVERVIEW

If you are unsuccessful in the Simulation Session assessments, you must participate in a remediation day. Registration into an available remediation day session is required and a separate fee applies. The remediation day is eight hours and comprises two parts and breaks throughout the day. The remediation day session will start with a review session. After the review session, you will re-take the assessment. You must achieve a minimum passing score of 75 in order to pass the Simulation Session.

Simulation sessions enable learners to apply their knowledge to real-life scenarios. In Course 4 Facilitated Review Sessions (FRS), learners, under the guidance of a program facilitator, will spend 12-hours covering complex topics from Course 4 eLearning modules. The Course 4 FRS will provide enhanced learning opportunities beyond the e-learning material to support learner success. Learners will apply knowledge and skills gained from the eLearning portion of the program and engage in enhanced discussions relating to Commercial Real Estate Transactions.

Topics include, but are not limited to, capital cost allowance, retail restrictions and zoning restrictions, and farmland leasing and quotas.

FRS is an excellent opportunity for those seeking additional program facilitator support and is available as a non-mandatory component to Course 4.

Session 1 
In this Facilitated Review Session, we will be addressing some of the more complex and often confusing concepts of the following modules:

  • Module 1: Introducing Commercial Real Estate
  • Module 4: Preparing to Sell Office and Retail Properties
  • Module 5: Preparing to Sell Commercial Condominiums
  • Module 6: Identifying Requirements for Industrial Properties

We will review the commercial tenancies act, types of leases and rent, rentable vs usable area, and leasing scenarios.

Session 4

  • Module 14: Transactions Involving Development Land and Farms
  • Module 15: Transactions Involving Brokering the Sale of a Business

We will review farmland leasing and quotas, as well as the sale of a business.

This will be a three-hour invigilated theory exam covering content from Course 4.

Simulation Session 2

Commercial Real Estate Transactions

OVERVIEW

In this simulation session, learners will spend 4 days practicing key aspects of commercial real estate transactions with an experienced real estate professional acting as a coach. The simulation and related assessments will work through all stages of a typical commercial transaction and will cover various property types (for example, industrial, retail/office, commercial condominiums). This simulation will focus on parts of the commercial transaction that are different from what is done in a residential context.

SIMULATION SESSIONS

Simulation sessions enable learners to apply their knowledge to real-life scenarios. In a structured and interactive classroom environment requiring mandatory attendance, learners will receive coaching and support from facilitators who are expert industry professionals. Responding to an industry ask to gain realistic, real-world experience, build confidence and prepare to enter the profession, the simulations were developed with input from experienced brokers and salespeople and experts in learning and development.

  • Exam 4: Invigilated Theory Exam

To help you prepare for the Simulation Session, a simulation orientation document will be made available to you upon registration. You must read this document before attending the first day of the session. This document will be available on the References tab of the Learning Management System (LMS) for all registered learners.

ASSESSMENTS AND REMEDIATION

Simulation Session 2 includes a mandatory assessment. You must achieve a minimum passing score of 75 across all questions of the assessment to pass the Simulation Session. Assessment time is included in approximately 35 hours.

I Am Unable to Register for a Course/I Keep Receiving An Error Message Info

An error message may appear for the following reasons:

  • Learner does not have an Approved Application. To check the status of your application, log into the Learner Portal, go to My Applications to view standing.
  • Learner has not successfully completed/pass the prerequisite examination to be eligible to register for the subsequent course. To ensure you meet the prerequisite for course registration, log into the Learner Portal, go to My Enrollment History to view exam status.
